WELCOME to the GPML website. This site provides current and potential homeowners detail of the management of the communal areas within the Nunnery Fields development built by Abbey Homes Ltd towards the end of the 1990s in the market town of Thetford, Norfolk.

- Providing a Deed of Covenant and Certificate of Compliance to buyers’ solicitors

GROUNDLOCAL is always looking for new members who live on the estate to come and join us as directors. It is a most rewarding role, and only requires you to attend around half a dozen meetings a year, these last around an hour and a half each, and are held in the evening at a venue on the estate to discuss current issues and solutions. In particular, if you are skilled within the areas of gardening or financial accounting then we would be most interested to hear from you. May 2025 Update :
The Annual General Meeting this year was held on Tuesday 29th April at 7:30pm at the Methodist Church, Tanner Street, Thetford. The accounts for the previous year were agreed and signed off - a copy of these is now available to view under the "documents" tab.
The minutes of the meeting will also be available on the same tab in due course.
This has been a very successful first year of collecting service charges via email invoicing - and managing the process in-house rather than via an external agency has produced savings in excess of £500, which of course can be re-invested into the estate gardens.
The tri-annual tree survey and subsequent necessary works are due this year, all the costs associated with this have been accrued for over the past two years, hopefully avoiding the need for any spike in next years service charge to cover it. Thank you to everyone who paid the service charge promptly this year. Next Years' figure will be decided when we have a better idea of costs and will be published here early in the New Year, ahead of the invoices being sent out in February 2026
Paul Bedford has left the directors committee at the close of the financial year, and we would like to thank him for his service in the past. The role of company treasurer has now been taken up by Claire Smith. Claire's occupation provides for a wealth of experience in financial affairs, so we are sure it will be in good hands. Neil Evans assumes the role of Company Secretary, whilst Richard, Miriam and Wendy continue as before.
