Property Transfer Process:

This has changed from October 2022, and is no longer handled by us in house. We have, however continued to ensure that the process for prospective buyers, sellers and their associated solicitors remains as simple as possible....


If you, are involved in the purchase or a sale of a property within this estate, you, or your solicitor will need to contact Shazad Butt at Rudlings Solicitors, on 01842 810300, or at shazad.butt@rudlingsllp.co.uk. Rudlings Website is at www.rudlings-wakelam.com

Rudlings Solicitors support Groundlocal Property Management with:

  • Providing FME1 forms and associated documents to sellers’ solicitors

  • Providing a Deed of Covenant and Certificate of Compliance to buyers’ solicitors

There is a charge for both services, invoiced directly from, and subsequently payable to, Rudlings Solictors, and full up to date details of these costings will be provided by Shazad Butt on contacting him at Rudlings Solicitors.

There is NO REQUIREMENT to send any correspondence in respect of a property transfer to anywhere else. Please note that all property transfers are now handled on our behalf by Shazad Butt, and his team at Rudlings Solicitors. Please do not contact GPML for any issue in respect of property transfers, as we regret that we will be unable to support you directly, and you may incur delays.

The restrictive covenant applies to all property transfers within the estate. GPML are aware that property sales and purchase are a stressful time and by moving the process to an experienced team of solictors we have now provided the most efficient control processes.

PLEASE DO NOT ASK YOUR SOLICITOR TO ATTEMPT TO REMOVE THE RESTRICTIVE COVENANT - this cannot be done, and you should understand that upon purchasing a property within the estate, you are entering into a contract with GPML to collect the annual charges.


Charges for Property Transfer Consent:

Property transfer to new owners A one-off charge to be invoiced by, and paid to, Shazad Butt at Rudlings Solicitors

Property transfer for remortgage or where at least one owner remains the same Was £40.00...Now NIL as of January 2017. Please note. that whilst there is NO CHARGE for this service, we need to be informed of your intentions, so that we can update our own records.
